The National Association of Realtors reports that buyers value homes that look move-in ready more than those that do not. Staging helps buyers to visualize living in the house. Here are three frugal ideas to stage your home in order to increase the sale price.
Reposition Your Current Furniture
The Los Angeles Daily News reports that once a homeowners gets used to how their home is laid out, they do not often change the furniture around. However, your furniture may make some rooms seem cramped or small. Take out any unnecessary furniture and place furniture so that there is plenty of space in each room for potential buyers to walk through. Try to leave as much open space as possible.
In addition to getting rid of furniture, pack away any personal items that make the rooms feel cluttered. Limit the number of personal photos that are around and miscellaneous objects like newspapers or magazines. This will make the rooms feel bigger as well.
Neutralize Paint Colors
That dark shade of blue you chose for the living room may have seemed great a few years ago, but to a potential buyer it makes the room feel dark and small. Repaint walls to neutral colors such as beige and white that won’t turn people away. It if a definite benefit for a home buyer to not have to plan on painting every room as soon as they move in.
Enhance the Curb Appeal
The outside of the house gives off the first impression, so it is important to make it look clean and sharp. You have one chance to make a great first impression. Make sure your home stands out as being an attraction to the block.
Do this by mowing the yard, sweeping the driveway and sidewalk, power washing any problem areas, and making sure the windows are clean. Another way to make your house look fresh is to put down mulch on areas that are covered with old dirt or weeds. Mulch makes the house look like it has been well maintained and tended to by its current owners.
Power washers can be rented inexpensively and make a huge difference in making the outside of a house look clean. If a buyer sees that the outside of a house has been maintained, they are more likely to believe that the inside and entirety of the house has been maintained as well.
